The site extends to 0.69 hectares and is located on Rose Road in Harborne, Birmingham. The site ceased operating a functional police station in summer 2024. The site is now vacant and the buildings are unattractive and in a poor state of repair.
A planning application is currently being prepared where Spitfire Homes are seeking permission for the demolition of the former police station buildings in order to deliver new homes.
The scheme proposes the construction of 50 new homes as part of a residential led development along with access, car parking, landscaping and open space for residents including new planting and areas for ecological mitigation.
A preliminary site layout plan is included in the ‘Document Download's’ page of the website . This indicates that the 50 new homes will be a mix of townhouses and apartments.
The site is laid out with the construction of two new apartment blocks along the front of the development and the southern boundary, with new houses located to the north and rear of the larger apartment block.
There will be a mix of heights across the site, with the Apartment Block A fronting Rose Road being 4 stories in height whilst Apartment Block B will be 3 stories high.
The apartment blocks will have communal gardens for the new community to enjoy, along with open space, bin stores and cycle storage.
Two new townhouses will front Rose Road with 3 flats over garages to the rear whilst a further 6 homes, which are proposed to be 3 stories in height, backing onto existing houses on Park Hill Road. Parking for each of these homes will be provided at the front/side with private garden space to the rear.
Proposed vehicular access is via the two existing access points off Rose Road that served the former police station. Pedestrian access will be taken from Rose Road closest to the southern vehicular access point.
As part of Spitfire’s commitment to sustainability, the proposals will seek to retain existing trees on site which will be supplemented by additional landscaping as part of a carefully considered landscaping scheme.
The proposed development will seek to contribute positively towards ecological enhancements and the achievement of 10% biodiversity net gain on site.
As with all developments that Spitfire delivers, the properties will be designed to be energy-efficient and boast sustainable features including solar panels and air source heat pumps for the houses and air source heat pumps and waste water heat recovery for the flats.
